One question that isn't clear to me:

If one would like to write something along the lines of

tsukue no shita ni inu to kabban ......

Then what do I put at the end? (I hope I wrote the sentence right sweatdrop )

I mean, if the sentence includes both living (person and non-person) and non-living subjects, then which statement of existence goes? Arimasu, imasu, or irasshaimau?

I would appreciate it if someone would help me out with this one, 'cause I'm finding it annoying, and can't find a solution anywhere....

Thanks in adv

あります is correct, i think. i'm almost 100% sure you wouldn't say います and いらっしゃいます is keigo so you most likely wouldn't be using that.
