I feel crazy lol
It's the typical feeling I get after taking a nap after work knowing I have five million things I'm trying to get done.
I also have a very busy April and May coming up and it all kinda just hit me recently. I had to list out all the dates/events I was looking out for during the two months just so I don't miss anything. Bottom line is I really really reallllllllllyyy need to keep moving forward with the home buying process and learning about stocks. Those are a must.
Life
So we just got back from Alabama. Auntie Sister passed so Khalia, Jalynn, and I agreed to accompany Dad to the funeral in Bessemer, AL. Khalia and I didn't go to Auntie Jean's a few years ago so we felt obligated to go. Overall, it was a good trip although a bit overwhelming at times but I think we're all on the same page that next time we might just fly down to ATL and drive over instead of taking the 12-hour road trip sweatdrop . The trip deserves it's own post which I will outline later.
Now that I'm back, there's quite a bit to catch up on. Right now, my current drama is when I want to go back to Cortes sweatdrop I'm leaning towards tonight, but earlier I was leaning towards tomorrow. Meh. My biggest issue with that apartment right now is that ******** couch. I was getting welts just by sitting on it, but the welts subside when I stay away from it so it should definitely be tossed out. But then I don't want to bring another couch in there and then it gets infested by bugs that bite again. Ugh FML.
Homebuying Process
So I want to get my own place. Like...asap. I really wanted to take $10,000 and pay off my navient loan and then save up to get a place but...I'm also 30 years old and I can't live with my Dad for too much longer. It's getting embarrassing, so I'd rather take this $10,000 and use it to get a house or condo.
I'm excited to be in the very early stages of the process. I've attended a few webinars to get a feel for the market and how this process going. One was by Ralph Oliver, a young black man who has been doing real estate in the area for a while now. I liked his vibe and energy and I felt comfortable trusting him to help me in this process. I have a call scheduled with his team on Friday.
Today I did a webinar with Howzer that honestly didn't make me feel as comfortable. They kinda blew through a PowerPoint of information that was probably pre-recorded and basically said that if you want to live in DC, you have to be rich. I scheduled an intro call with them for tomorrow morning. One thing I did like was that they had a type of homebuying practice program where you can simulate and get accustomed to each step of the home buying process to prepare you for the real thing by getting you familiar with the steps and what to expect at each stage. That's super comforting and something I'll definitely ask about tomorrow. I actually need to get my scripts and talking points together for these chats. I realize that I won't be able to afford much so I have to be more realistic with my expectations.
What I'm Looking For To live in DC or right outside At least two bedrooms but preferably three bedrooms or 2 and a den/2 baths Preferably a house or house-like Condo but mostly a house. I hate being HOA and condo fees To be less than 1.5 miles from a good gym A place that is up and coming, so resell will look great in a few years or renting will be easy Parking isn't a huge thing but it's a nice to have Some place that's move in ready (or damn near close) And I don't want to pay more than $1,200 in mortgage -- according to this website I found through a quick google search, I might be able to afford up to $250k.
Those really are my primary desires. I also want to look into a duplex situation and renting out the second unit. I would definitely need to be out in Maryland or Virigina to do something like that but if it's affordable and I could do it, I would love to give it a shot.
I'll talk to Ralph's team about this on Friday. I can't forget that I also have Neville as a resource. Both Ralph and Howzer made it abundantly clear that it's a seller's market, so inventory is low, and buying a home right now is super competitive because of the low inventory and historically low interest rates on home purchases. But, I won't be rushed into buying something that isn't right for me. It makes sense why Cortes is always scouring the market for foreclosed or abandoned homes at a discount. You can definitely come out better financially by getting a house for a low price and then just taking out a personal loan to fix it up.
Knowing that this is something that I want to do, ideally before the year is up but definitely within the next 12 months, I need to be super diligent in saving my money and not spending like a crazy person. Which I tend to do sometimes and other times, stuff just comes up...like...often. Ugh. And in times like that, I need to remember to try to come up with thrifty solutions. Hopefully, mom and dad can chip in a couple thousand each when it's time to make the move.
Stocks
This is such a process. A boring one at that. A while ago, Ryan told me to purchase this Whiteboard Stock Trading Course from Chris Johnson. I've purchased courses from him before but this one was $50 stressed So I got it and I'm about 15 minutes into it (it's a 90-minute course chile) and trying to keep up and take notes.
What's his discussing now doesn't feel like rocket science. He uses high performing ETFs to plot out which stocks will consume his trading strategy. Then he uses stock charts to plot out all the stocks in an ETF and watches them by reviewing them twice a week to see if they hit buy or sell points that he selects based on recent performance. Doesn't seem too hard of a concept, just a lot of work. I'll watch the rest of the video and see what else I can pick up.
There's also an intro to investing webinar recording that e*trade has. I'm going to try to review it and see what I can pick up from it, but I just realized that I have Fidelity so I'm not sure how I stumbled upon eTrade (probably because they email me). I want to see how I can use my existing Fidelity account to trade stocks and options as well.
So much more to learn on this topic.
I also really need a side gig. Like....STAT.
There's a bunch of other stuff swirling about in my life right now, but these really are my main two focuses right. I'll write about the other stuff later, hopefully after I get some work done. It's getting late now and I still have to get some work done, get to Cortes, shave, shower, and go to bed by 11pm, if I'm trying to be up for the gym at 5am. One idea was to also slowly start bringing some of my clothes to dad's house so that if the decision is made to leave Cortes', it's not a huge lift. Bleh.
